What Is The Louisiana New Home Warranty Act? The Louisiana New Home Warranty Act, found at La. R.S. 9:3141, et seq., is a statute that provides warranties associated with newly built homes. More specifically, the Act provides:
- One year warranties for most materials or workmanship defects,
- Two year warranties for most plumbing, electrical and ventilating defects, and
- Five year warranties for major structural defects.
Under the New Home Warranty Act, written notice to the builder is an absolute requirement and must be done timely. Due to the strict nature of the warranties and requirements provided by this statute, it is imperative that homeowners address problems as soon as possible.
